Landlords Accreditation Scheme: Outline
Cannock Chase Property Accreditation Scheme
Private landlords in Cannock Chase District are encouraged to join an accreditation scheme so they can receive a number of benefits.
The Cannock Chase Property Accreditation Scheme was launched by the Council in April 2004 to ensure there would be an increase in the quality and quantity of accommodation in the private rented sector within the District. The scheme will also provide a way for prospective tenants to identify 'good' landlords in the area.
The criteria for the scheme has been developed in partnership with a group of local landlords, who together with the Council's Housing Service, will monitor the development of the pilot scheme over the next 12 months. It is entirely voluntary and free to join.
The scheme outlines a set of standards covering both the physical conditions a property must meet; beginning with the basis fitness standard up to and including an accredited plus standard for properties which provide a higher level of amenities.
In addition, the scheme outlines best practice in the general management of properties that the landlord will be expected to comply with. A landlord may submit just some or all of the properties for accreditation, and if successful will receive an Accreditation Certificate for each particular property.
As well as receiving public recognition for being a 'good' landlord there are a range of other benefits including:
-access to local authority approved contractors list
-access to the new Tenancy Support Service for tenants having difficulties in sustaining their tenancies in the private rented sector
-use of accreditation logo when advertising a property
-improved access to Housing Benefits Services and a range of other Council contacts via the Housing Advice Service
-a guaranteed place on landlord training workshops and invitation to the Landlord Forum
-free specialist advice on property standards from Environmental Health Officers
Due to the increase in the availability of social housing and the financial outlay required to become an owner occupier, the private rented sector is playing an ever increasing role in providing a viable option for people who are looking for a home.
