Planning Fees Guide

The Council cannot begin to deal with your application unless it is accompanied by the correct fee.
Fees may be payable for the following applications:
• Householder planning application
• Applications for full or outline planning permission
• Applications for the approval of reserved matters following an outline planning permission
• Applications to vary or remove conditions on planning permissions
• Applications for advertisement consent
• Applications for certificates of lawful development
• Applications for prior approval under the General Permitted Development Order
All other applications do not attract a fee

New Changes To The Planning Process

On 6th April 2008 major changes to processing planning applications came into force and this means that applications submitted after this date must meet the new requirements.

The new national application forms are to be used along with the appropriate checklists which can be downloaded from our planning forms pages. Paper copies are available from Planning Admin, 01543 464536/464315. Applications need to be submitted on the correct forms, a full list of which is included in Annex A. to the Validation Document listed below.

The National & Local Validation requirements are set out in the Council's Adopted Document Validation of Planning Applications, March 2008. Further guidance on specific topics is contained in the documents shown below. By clicking into the title, the documents can be downloaded from our web or can be obtained at a cost of £5.90 each from the Planning Department.

Please note that the standard and the range of drawings to be submitted in all cases apart from some outline applications is significantly higher/wider than was previously the case. There are national and not local requirements so Cannock Chase Council has no discretion in relation to these issues. You should note carefully the requirements for full applications for the erection of buildings or extensions to buildings which are included in the Validation Document and summarised in the Checklists.

In relation to validation, an amendment has been made to the contents of the requirements for Design & Access statements to include a requirement for applicants to address climate change issues.

Fees:

Fees for applications increased from 6th April 2008. The basic categories are as follows;-

Householder Applications - £150

Outline Applications - £335 for each 0.1 hectare up to 2.5 hectares then £100 for each 0.1 hectare up to a maximum of £125,000

Full Applications for dwellings - £335 per dwelling up to 50 then £100 per dwelling up to a maximum of £250,000

Full Applications for other buildings where no floor space is to be created or the floor space is no more than 40m² - £170. Floor space 40-75m² - £335 up to 3,750m² - £335 for each 75m². More than 3,750m² - £100 for each 75m² up to a maximum of £250,000.

Other operations - £170 per 0.1 hectare subject to a maximum of £250,000.

Car Parks, Service Roads & Access for a single business undertaking - £170.

Change of Use - £335.

Most Advertisements - £95.

A new category is introduced for dealing with requests for written confirmation of compliance with a condition or conditions attached to the grant of planning permission. This is £25 for householder development and £85 in all other cases.
