Use These Pages To Download Documents, Application Forms, Help Notes, Checklists, Revised Fees and Planning Leaflets

On 6th April 2008 major changes to processing planning applications came into force and this means that applications submitted after this date must meet the new requirements.

The new national application forms are to be used along with the appropriate checklists which can be downloaded from these pages. Paper copies are available from Planning Admin, 01543 464536/464315. Applications need to be submitted on the correct forms, a full list of which is included in Annex A. which is found in the Cannock Chase Council Validation Document described below. Please ensure to use the checklist so that forms for submission have been correctly completed and that all relevant information is submitted to us. Failure to complete the forms correctly or to supply detailed drawings or other relevant supporting information will result in the application becoming invalid.

Other Important Documents include:-

Supplementary Planning Guidance - Trees, Landscape & Development - Relevant where there are existing trees and hedgerows on the application site or within influencing distance of the proposed development and where new hard and soft landscaping forms part of the application.

Biodiversity and Geological Conservation - Validation Checklist for Staffordshire - Relevant where protected or priority species are known or strongly suspected to be present and/or designated sites of nature conservation or geological conservation interest or priority habitats are involved.

Contaminated Land - A guide for the redevelopment of land affected by contamination (Staffordshire Local Authorities) - Relevant where there is evidence to suggest that the site could be contaminated or be affected by nearby contaminated sites.

Cannock Chase Local Plan 1997 - The Local Plan is the prime Policy Document used by the District Council in making planning decisions.

Residential Extensions Design Guide - This guide aims to give good advice on how to design extensions to houses in a way that safeguards the amenity of an area in the overall public interest.

These documents can be downloaded from this website or purchased from the Council at a charge of £10.90 each, the Residential Extensions Design Guide can be supplied for a charge of £6.00. If documents are to be posted a postal fee of £1.00 will be added.

Important Note: Cannock Chase Council requires 4 sets of completed forms together with a minimum of 4 sets of drawings, not 3 as the new forms would suggest and 6 sets of drawings if the application site is in a Parish plus, the checklists need to be returned with the application forms.   Please also note that the standard and the range of drawings to be submitted in all cases apart from some outline applications is significantly higher/wider than was previously the case.  These are national and not local requirements so Cannock Chase Council has no discretion in relation to these issues.  You should note carefully the requirements for full applications for the erection of buildings or extensions to buildings which are included in the Cannock Chase Validation Document and summarised in the Checklists.

Use these forms if you are applying for Full Planning/Reserved Matters or Change of Use, take care to read the checklist titles to decide which checklist is relevant to your application. Reading the Cannock Chase Council Validation Document will also help you to choose the correct checklist and will also assist in completing these forms.

Non Material Amendment     Minor Material Changes                 &     Extending The Life Of An Application

From June 2010 Government introduced new processes to the planning system to enable changes to an application and also extend the life of an application that is due to expire.

Conservation Area Application Forms

Use these forms if you need to apply for planning permission & conservation area consent for demolition in a conservation area, conservation area consent for demolition in a conservation area or householder application for permission for works or extension to a dwelling & conservation area consent. If you are unsure if the property you need consent for is in a conservation area please contact the planning department to confirm on the telephone numbers listed below.





Listed Building Application Forms

Use these forms to apply for planning permission to work on a listed building involving, alterations, extension or demolition

Advertisement Application Forms

Use these forms to apply for planning permission and consent to display advertisements.




Demolition Application Forms

Use these forms for prior notification of proposed demolition.


**Please note that these forms are not applicable if demolition involves properties in conservation areas or the property is a listed building, please see Conservation/Listed Building Sections shown above.**

Telecommunication Application Forms

Use these forms for prior notification of proposed telecommunication development.


Agricultural or Forestry Developments

Use these forms to apply for prior notification of agricultural/forestry development for a proposed building(s) or excavation/waste material.



Lawful Development Application Forms

Use these forms to apply for a Lawful Development Certificate for an existing use or a proposed use/development.



Variation of Details/Conditions Forms

Use the appropriate forms to apply to vary details or discharge planning conditions.

The planning fee to vary or remove a condition is £170, this fee is not listed in the fee guide.

All requests for approval of details pursuant to conditions, apart from the standard reserved matters which are covered by the normal fee regime, now attract a fee. A fee is also required where, for example, a solicitor asks for confirmation that one or more conditions have been complied with.

If a request is made on behalf of an applicant it should be on the appropriate form. If it relates to more than one condition only the flat rate fee is payable but any subsequent request to deal with other conditions or even the same condition again, e.g. change of brick type, also attracts a fee. Solicitors requesting confirmation after development has been completed can do this by letter & don't need to use the planning forms.

The fee is £85 per request (whether for one or more conditions) or £25 if it relates to householder development.

 


Use these forms to apply to carry out works to trees which are protected by a Tree Preservation Order or are in a Conservation Area or for works involving removal of a hedgerow which is covered by regulations.
