Working within the context of planning legislation, national & regional policy, Cannock Chase Council operates as a Local Planning Authority. In this role it is required to do two main things;-

Planning Policy

1. Produce, adopt & review policies in a set of documents that form the Local Development Framework(LDF). The most important of these documents is the Core Strategy which sets out the overall vision and objectives for the future social, economic & environmental improvement of the District. This includes deciding the broad locations for future housing, employment, retail, leisure, community, public services & transport development to deal with growth up to 2026. It also explains where development will be strictly controlled to protect important landscapes & habitats including the Cannock Chase Area of Outstanding Natural Beauty.

Specific sites identified for the uses listed above will be described in a Site Allocations document or Area Action Plan. Maps showing precise boundaries of development sites will form part of these documents.

More detailed guidance on particular subjects such as how to meet different categories of housing need is contained in Supplementary Planning Documents (SPDs) which can be accessed through the Planning Policy link at www.cannockchasedc.gov.uk/planningpolicy

Development Control

2. Making decisions on planning applications submitted by people wishing to carry out development, ranging in scale from a house extension to a housing estate, a shop front to a shopping centre and a factory extension to a business park. Some changes of use of buildings and land also need planning permission. This part of the planning service also deals with enforcement of planning law.

Click on the Development Control link to find out how to get advice about making an application, procedures for dealing with applications, how to enquire about/comment on applications, appeals & enforcement etc.

New procedures for the validation of planning applications & increases in application fees took effect on 6th April 2008 - click on Validation of Planning Applications to read the changes that have now come into force including Affordable Housing.
