The following buildings and extensions may be erected without obtaining Building Regulations approval.
Exempt Domestic Buildings
- A greenhouse or conservatory built at ground level, with a floor area of up to 30m2. N.B. glazing at low levels or in doors and sidelights must be in accordance with the requirements of Part N of the Approved Documents
- A carport open on at least two sides, with a floor area of up to 30m2
- A small detached single story building such as a garage, shed or greenhouse containing no sleeping accommodation and which is:
- not more than 30m2 in floor area and
- built of substantially non-combustible materials if the building is less than 1m from the boundary. N.B. (b) does not apply if the floor area is not more than 15m2
- An extension forming only a porch with a floor area of up to 30m2
Examples of Non-Domestic Exempt Buildings
- Buildings not frequented by people: An example in this classification is a building used to house plant or machinery, such as an electricity substation.
- Agricultural buildings: This exemption applies to agricultural buildings or a building used for the keeping of animals (not used for retailing) provided it is situated away from living accommodation and has a fire exit.
- Ancillary buildings: Builder's huts, sheds and temporary sales offices are exempt, provided that they do not contain sleeping accommodation.
- Temporary buildings: A temporary building means a building erected for less than 28 days.
