General Building and Electric Heating Repairs

Priority One - Emergency Repairs Standards

PRIORITY ONE - To be responded to within same day

An emergency repair is one which involves immediate risk to life or limb or serious damage to property.

This service is provided 24 hours a day.

During normal office hours (Monday to Friday 9.00 am to 5.00 pm) report the repair to the Council office or telephone 01543 462621. This number can also be called outside normal office hours, during weekends and bank holidays for emergencies.

The Council's emergency out of hours service will arrange for a trade operative to call, the defect will normally be made safe and the full repair completed as soon as possible during normal working hours.

The out of hours emergency service should not be used for non-emergency repairs, if the system is used unnecessarily you may be recharged for the costs involved.

List of Emergency Repairs

  • Total loss of power
  • Total loss of water supply
  • Total or partial loss of gas supply
  • Unsafe power or lighting socket link with the electric
  • Lighting loss to (kitchen, bathroom, stairs/landing only)
  • Cooker socket (loss of power)
  • Communal fire alarm system
  • Loss of electric space or water heating between 1st November and 1st May
  • Blocked or leaking foul drain, soil stack or (where there is no other working WC in the dwelling) WC pan
  • WC not flushing (where there is no other working WC in the dwelling)
  • Leak from water pipe, tank or cistern
  • Leaking roof (temporary repair)
  • Insecure external window, door or lock
  • Making good dangerous glazing
Priority Two - Urgent Repairs Standards

PRIORITY TWO - To be completed within 3 working days

List of Urgent Repairs

  • Partial loss of electric power (note not all electrical repairs are covered in emergency)
  • Partial loss of water supply
  • Total or partial loss of electric space or water heating between 30th April and 31st October
  • Replacement of missing inspection chamber covers located within the curtilage of the property
  • Repairs to steps and slabbed areas considered essential by the Council's Repairs Inspector
  • Investigation of underground drains and pipes (repair where possible)
  • Electrical checks on mutual exchanges
  • Repair electrical smoke alarm
  • Shower faulty (sole form of bathing)
  • Blocked sink, bath or basin
  • Tap that cannot be turned
  • Loose or detached bannister or hand rail
  • Rotten or defective timber floorboarding or stair tread
Priority Three - Essential Repairs Standards

PRIORITY THREE - To be completed within 5 working days

Report your Repair Online

  • Blocked sink, bath or basin (see blocked drain leaflet below)
  • Tap that cannot be turned
  • Loose or detached bannister or hand rail
  • Rotten or defective timber floorboarding or stair tread
  • Replacement of smoke alarm batteries for pensioners in bungalows or ground floor flats
  • Reglazing
  • Ball valve replacement
  • Broken WC - if two in property
  • Window fasteners
  • Replacement of window catches
  • Minor gate and fencing repairs

PRIORITY FOUR - To be completed within 38 working days

List of Routine Repairs

  • Repair of defective or replacement guttering
  • Plaster repairs to walls and ceilings
  • Repairs of fire surround or fitting
  • Replacement floor and wall tiles
  • Repair or replacement of kitchen units
  • Provision of mechanical extractor fans
  • Repairs to out-buildings and bunkers
  • Repointing of brickwork
  • Repairs to fencing and gates
  • Repair/replacement of slabbed areas not considered essential by the Council Repairs Inspector
  • Damp and condensation reduction work (See the leaflet below)
  • Repairs to boundary walls
  • Repairing internal doors
  • Dripping taps
